Located on a scenic bluff overlooking the Pacific, mobile home park residents enjoy some of the best beaches and white water ocean views Pacific Palisades has to offer. Residents have direct access to the beach below. You will find homeowners enjoying sunset walks on the beach or see them carrying their surfboards across PCH just in time for high tide. The demographics of the average homeowner covers a wide cross-section ranging from young professionals, retirees and families who figured out a way to have an affordable second home by the sand.
There are numerous facilities for the residents such as a clubhouse with Ping-Pong table, billiards, piano and a kitchen terrific for catering parties. Not to mention the work out room, heated pool and hot tub and dog run.
Restaurants abound in Pacific Palisades. But, Santa Monica, Brentwood and Malibu are a fifteen-minute drive away (depending on traffic) and are always easy options.
There are a few items you should be aware about when considering a purchase here. Tahitian Terrace and the Palisades Bowl sit on land where the owner of the house must pay “space rent” meaning, you don’t own the land. Not such a bad deal when you calculate the costs of not having to pay real property taxes. The other main factor is that you are not permitted to rent your mobile home.
When people first learning about these communities hear the term “mobile home” they can mistakenly think that this “mobile home park” is full of houses that can double from a scene from the hit series, “Breaking Bad.” Tahitian Terrace and Palisades Bowl are far from that. A majority of the nicer homes here are more along the lines of the modular or prefab type.
Sometimes they are towed in but many are actually “stick built”meaning an architect and contractor frame the house and build it just like in any other neighborhood…as long as they abide by the dictates of the California Department of Housing and the Rules and Regulations of the owner of the park. Prices in these communities range from $300,000 to over $2,000,000. Space rentals run from $600 to $2,000 per month. Loans are available with current rates around 4.5% for 30 years. Loans are available and the interest is likely deductible.
